This apartment is a first level one-bedroom apartment located in a luxury villa in the small, quaint and very old Italian town of San Mamete, just five minutes from the Swiss border. The apartment is situated directly on Lake Lugano in a fairy tale like setting. This spacious apartment enjoys an uncompromising vista of the lake and surrounding area from all it's splendid rooms. Outside, the balcony is positioned forward of the villa where guests can enjoy the 180? view while dining al fresco.

NB the main road directly behind the villa is typically Italian - rather narrow with no footpaths and is not recommended with young children. Public parking is accessed along this road.

The property in San Mamete is very well located between the lake Lugano and Como. The location is just great, the appartment however could use some refurbishment and kitchen ware (glasses) would need improvement. Cleaniness was very good. San Mamete is a great little village if you like the Italian styled traffic (we do). Hotel and restaurant nearby Stella d'Italia service excellent food. Major draw back however is the fact that there is no other place in the appartment but the little balcony to go outdoors , which is fantastic in the morning and in the evening but too small to sunbath during the day. Only use a small car there is really no room to park or drive for big cars.

Excellent Apartment, everything you needed it had and the view of the lake was exceptional.
The only downfall is there isn't a parking space and with the narrow road this can be a real problem.
I would not recommend this for children due to the busy road as there is not a footpath.

A very comfortable and attractive apartment with glorious views over Lake Lugano.
TV was extremely useful as one or two days were wet and we were able to tune in to favourite programmes in the evenings.
Always lots of warm water for showers etc.
Area was full of interesting places to visit.
Local people in the village all very friendly and helpful.
We enjoyed our stay very much.
On the down side, it is important that you do not use the lift for the apartments if alone in the building. I myself did not see the notice till too late and got stuck on the very first day - luckily all ok in the end.
Also, we felt the apartment would benefit from small oven as we found no instructions for using the combi microwave.
We would also like to mention the difficulty in reaching the apartment after parking car in the village as the roads have no pavements, they are very very narrow and traffic often travels too fast!!
However, all in all we would recommend the apartments and would like to revisit the area one day.

We have rented many vacation apartments but never had a place with such a fantastic view - the flat was a joy to return to in the evening! Very well appointed bathroom and good facilities generally. I will definitely come back, but would try this time to rent the garden apartment which looks even better!! The only downside probably would be parking in the summer months. The apartment is situated right on the mainroad between Lugano and Porlezza and there is no private parking for the flat. Also the road is narrow and dangerous to walk on - I would say that the rental is not suitable for anyone with young children

While Apartment 9 was situated in a most beautiful location, our stay there was less than perfect. We started out on the wrong foot when I had trouble calling Roswitha when we arrived in San Mamete. We did not have a cellphone, and I wasn't sure which bar to use to call her. I chose wrong, then went to the Stella Italia, and they charged me 1 Euro to call her! So, when we got to the apartment, it was a mess because a new stove top was being installed. Roswitha suggested we kill some time, then come back....not what you want to hear after a long drive. So, we met Roswitha there later and she was in such a hurry to get going, but she did have time to ask us for the cleaning fee...which seemed a bit odd since the place wasn't clean to begin with. The freezer in the refridgerator was frozen solid, preventing the fridge from cooling sufficiently, so we spent about 3 hours defrosting.She stopped by later in the day with some tv repair guys, although the tv never did work correctly. Does all of this sound trivial? It wasn't to us, based on what the apartment cost, $900 US. There were no instructions, so we did not know how to handle the trash, or where to leave the key. We left early in the morning, the bar was not open, so I left the key at the grocery store, only to get an email from Roswitha asking for the key, with an implied threat that I would have to pay to have the key replaced if she did not find it. Would I stay at Apartment 9 again, or recommend it to friends? No. While the view was lovely, we could not open the side window because of traffic noise, we found the town to be unfriendly (except for the grocery lady, she was lovely), and the lack of Internet access was annoying. We did discover (fyi) that the bar in the back of the piazza has wi-fi.
